Made for this market
History and the waterfront, shown honestly.
Porches, original woodwork, the walk to First Street and the view toward Lake Monroe are what many Sanford buyers notice first. Clear listing media puts them up front.
Sanford listings
Photographing Sanford homes
Sanford is the county seat of Seminole County, on the south shore of Lake Monroe along the St. Johns River. Its historic downtown, with First Street and the Riverwalk along the lake, is surrounded by a residential historic district with Victorian homes, Craftsman bungalows and other older houses, many with deep front porches.
Older homes need careful photos. We shoot HDR so tall windows and darker rooms both read clearly, keep verticals level so door frames and trim look straight, and show original floors, fireplaces, woodwork and updates as they are.
Neighborhoods
From the historic district to newer homes
Beyond the historic district, Sanford has mid-century neighborhoods, newer subdivisions and gated communities such as Lake Forest, along with golf homes around Mayfair and homes on larger lots to the east, where the area was once known for farming.
A historic home sells on character, and the listing should show the porch, the trim and the street. A newer home sells on space, the kitchen, the pool and the yard. We plan each shoot around what buyers will want to see.
Drone
Aerials near the lake and the airport
Photo + Drone shows the lot, the street and nearby water from above, which helps for lakefront homes and larger lots. Orlando Sanford International Airport is close to much of the city, so every drone flight is checked for airspace availability before the shoot, and some addresses may not allow aerials. Our pilot is FAA Part 107 certified.
Add-ons
Video, 3D tours and community photos
A listing video is a horizontal gimbal walkthrough set to music, and a basic Zillow 3D Home tour lets buyers move room to room on Zillow. Each is a $49 add-on. For homes in a community with shared amenities, the $49 Community add-on adds photos of the community.
Every package includes a 2D floor plan with total square footage, which helps with older homes whose layouts have changed over the years. Floor plans are approximate.
Market notes
Showing condition honestly
Sanford listings range widely, from restored historic homes to homes that need work to new construction. Being clear about condition helps the right buyer show up. We photograph what is there, with no added furniture and no heavy editing, so buyers are not surprised at the showing.
Older homes often have smaller rooms and more doors. Open interior doors, turn on every light including lamps, and clear the porch. If the home has original features you want shown, such as a fireplace mantel, stained glass or a clawfoot tub, tell us at booking so we photograph them.
